Why PBCO exists
Most property content is attached to something being sold. The research comes from a developer marketing a project. The advice comes from a broker with a product to place. The suburb data comes from an agent with a listing to move.
Even the content that isn't overtly promotional tends to be vague, broad enough to apply to everyone, specific enough to help no one.
Serious investors, people already building a portfolio, already thinking about sequencing, finance structure and long-term income targets, need something different. They need to understand how the institutions lending to them actually make decisions. They need frameworks built on how finance really works, not how it's marketed.
That's what Property Buyers Co. is built to deliver.
Independent
Most property research has a selling agenda. It comes from agents, developers, or brokers with a product to place — not your interests.
Specific
Generic advice doesn't help serious investors. If it applies to everyone, it's specific enough to help no one who's actually building a portfolio.
Rigorous
The frameworks for real decisions are missing. IO rollovers, DTI limits, portfolio sequencing — the decisions that matter aren't covered with any rigour.

Alex Zarate | Founder
Alex has spent over 20 years working inside some of the world's largest financial institutions, namely Morgan Stanley, Standard Chartered, and Westpac Institutional Bank to name a few. His work has spanned institutional banking, financial markets, and large-scale regulatory programs across Sydney and Singapore.
He knows how banks assess borrowers, how lending policy is built, and how institutions think about risk, because he's worked inside those frameworks at a senior level for two decades.
When he started investing in property himself, he found the same gap most serious investors hit: the available research was either promotional or too generic to be useful. The decisions that actually mattered; things like Interest Only structure, Debt-to-income position, serviceability mechanics, portfolio sequencing, these weren't being covered with any rigour.
Property Buyers Co. is built to close that gap. The frameworks in Property Notes and the research behind the suburb reports are grounded in how financial institutions actually work, not how they're commonly understood.
